Open sightlines. Clean transitions. Space that feels intentional from the showroom to the service bays. For the Jaguar Land Rover dealership in North Haven, CT, those expectations weren’t optional; they were defined by national brand standards.

At the same time, the building had to function as a working facility. Vehicles move in and out. Service teams need room to operate. Customers expect a seamless experience from arrival to departure.

Balancing those priorities meant the structure couldn’t just support the building. It had to support how the business operates.

Creating space without compromise

The showroom sets the tone, and in this case, that meant openness.

To achieve the long, uninterrupted spans required for vehicle display and customer flow, the Varco Pruden™ Conventional Steel Services team designed a system using open web frames with bar joists as the roof secondary. This approach allows the structure to carry loads efficiently while minimizing visual obstruction.

The result is a space that feels expansive without relying on excessive structural depth or additional supports. Vehicles can be positioned freely. Sightlines remain clear. The experience feels consistent throughout.

That same thinking extends to the storefront.

A custom bracing approach was developed to allow for wide openings at the front of the building. This creates a more transparent entry, bringing natural light into the showroom while maintaining the structural performance required for the façade.

Behind the scenes, integrated masonry works with the steel frame to provide lateral support. This reduces the need for additional bracing, allowing interior walls to remain clean and aligned with the overall design.

Each of these decisions contributes to the same goal: create space that works visually and structurally at the same time.

Supporting service and daily operations

Beyond the showroom, the building shifts toward performance.

A 14-bay service area provides the capacity needed to handle vehicle maintenance efficiently. The layout allows technicians to move through their work without unnecessary interruption, supporting both speed and safety.

Additional spaces, including offices, a customer lounge and an on-site car wash, are integrated into the overall plan. Each function is positioned to support the next, creating a workflow that feels connected rather than segmented.

A mezzanine level adds storage for small parts, keeping essential materials accessible without taking up valuable floor space below.

These elements may not be the first thing a customer notices, but they define how the facility operates every day.

Building through winter, not around it

Construction brought its own set of challenges.

Work began in the fall of 2017, with a schedule that extended into the winter months. In Connecticut, that means cold temperatures, snow and conditions that can easily slow progress.

Instead of adjusting the timeline, the team adjusted the approach.

The entire exterior of the building was tented and heated, allowing masonry work to continue without interruption. Framing and siding were installed during the winter as well, rather than waiting for more favorable conditions.

This decision required coordination across trades, ensuring that each phase of construction could move forward safely and efficiently despite the environment.

It also reinforced a key aspect of the project: progress wasn’t dependent on conditions but planned around them.
