With innovation and collaboration, Varco Pruden’s roof system turns expectations literally on their side as part of an award-winning cruise terminal roof retrofit.

Project Overview

The expansion of Cruise Terminal F at PortMiami brought together Lemartec and Varco Pruden Buildings to execute a complex retrofit and renovation. The project required precise coordination to integrate existing and new structures, using a custom slope build-up system to elevate the original terminal and align it with adjacent construction. The result is one cohesive facility, delivered through close collaboration, technical expertise and efficient execution.

A defining feature is the roof system, which uses the Varco Pruden SSR Roof System with a marine-grade coating — its first use in South Florida. Installed across multiple ridgelines, the system creates a rolling wave profile, accented by a continuous white panel stripe and a red LED feature visible at night. The project earned 2023 Building of the Year from the Metal Building Contractors & Erectors Association and a 2024 Hall of Fame Best of Category award in the retrofit category.

PortMiami Terminal F Roof Retrofit

When Florida-based builder Lemartec was awarded the expansion contract for PortMiami’s Cruise Terminal F expansion, James Partridge, Estimating Manager at Lemartec, knew instantly this project needed to be designed and executed with precision and total synchronicity between parts and players.

 With so many rare and extraordinary conditions, the Lemartec and Varco Pruden teams got to work quickly. This meant aligning on approaches and using years of experience to figure out solutions to unique issues.

 “This was a complex project that demanded fully integrating teams, technology and A&D expertise,” says Partridge. “To complete the multiple ridgelines and rolling wave blue roof profile we had to creatively combine innovative engineering approaches and superior manufacturing.”

The Project consisted of the exterior and interior retrofit and renovation of the existing Terminal structures.

This is the first building in South Florida to use the Varco Pruden SSR™ roof system with marine-grade coating. It was installed/seamed vertically to use on the slope build-up framing system built upon the existing Embarkation Structure. 

This effort provided the required height to match with the new adjacent steel structure to form one large building with a unique blue roof. The unusual shape of the building is accented by a white SSR™ panel stripe at the north side of the roof, the entire length of the building along with a bright red LED stripe seen at night. 

The project was named the Metal Building Contractors & Erectors Association (MBCEA) 2023 Building of the Year. In the announcement of this honor, Varco Pruden’s work was highlighted. “Varco Pruden’s slope build-up system provided the new height of the existing structure to match the new building to form one large structure. The standing seam roof covers parallel ridges, and the east side roof transitions over the eave and clads the wall.”

The project has been recognized as the 2024 Hall of Fame Best of Category Winner in the Retrofit category.
